Domino Prefab offers an extensive variety of floorplans, as well as exterior and interior design finishes. 

If you don’t find one of our plans that fit your needs, we’ll work with you to customize your perfect interior floorplan to accommodate all of your needs.

Site Review

Whether you own land in town or in the country, we will work with you and your contractor to develop your site for a Domino Prefab home.

Transparent Pricing and Timeline

Overbudget and delayed construction – two things you won’t encounter with Domino Prefab.  We strive to make pricing transparent so you know the full cost up front.  The same with the construction process – once your order is placed, we will give you a solid time-frame from order placement to delivery, which means less potential frustration.

1 Design Selection

 

During the Design Phase:

 

We will work closely with you, particularly if you have no prefab experience, to make sure you are completing a design that lends itself to the way we build. We will also work with you during Design Development when you pick your finishes, fixtures and other materials, to ensure you understand the most cost-effective solutions we offer, as well as the options that we consider to be the most sustainable and healthy. If you’ve already completed a design, we have a service where we review it and let you know if it’s feasible for prefab and if there are any changes, we’d suggest making it easier/possible to do.

2 Site Review

 

If you do not currently own land, the initial step is to identify a site. We encourage you to work with a real estate agent who is knowledgeable about new construction and site selection to find a suitable property.

Resources You Should Request

We recommend that you request the following resources from the seller before you put an offer on the land:

Boundary survey that contains property lines, setbacks, contours (topo map), location of utilities (water, sewer, electrical, septic restrictions) and environmental restrictions (wetlands, conservation land, etc.)

Soils Report (if applicable) will detail geology and seismic data so a structural engineer can determine necessary foundation requirements.

Planning Dept. Regulations (using your site’s Assessor Parcel Number or ‘APN#’).

Find out if your local jurisdiction requires any special planning reviews such as Design Review, Historical Review, etc., from the local building department.

Lot Properties That Affect Building Cost 

Proximity and cost of utilities such as electricity, gas, septic/sewer and water/well, all of which require permitting and construction.

The cost and extent of site development; for example, steeply sloped lots increase excavation, grading, and foundation costs significantly but can include the extra square footage of a “walk out” or fully finished basement.

Additional design features, such as decking, trellises, finished lower levels and site-built connectors.

Environmental restrictions such as wetlands, conservation, or coastal areas.

Access to the site for delivery and installation.

3 Transparent Pricing & Timeline

 

What are some of the other estimated costs in addition to the purchase of my Domino Prefab Home? 
The below costs are ESTIMATES ONLY and will vary depending on location, city or county coding, and services required for site preparation. You will need to obtain your own estimates or quotes locally.   

Site Preparation: Approx. $5,000  This cost assumes a level lot with proper drainage and utilities. A septic system and/or water well, if needed, can substantially increase site preparation cost. Secure a builder where applicable; most states require a licensed builder to assist with site prep and foundation work.

Foundation: Approx. $12,000  This cost assumes a block perimeter foundation wall with interior block piers on a level building pad with a crawl space and no basement.

Shipping/Delivery: Cost are contingent on homesite location.  Shipping cost to building site will be included in the home.

Installation: Approx. $20,000 A crane service will be required to lift modules onto foundation. At locations where cranes are not feasible, an “on-frame” configuration can be provided. Ask for details regarding on-frame modular. The modules will be positioned onto the foundation and secured and connected by the installation crew. A completion crew will do final exterior and interior finish work once the home is set.

Fees & Permits: Approx. $2,000  Some state and local housing jurisdictions will have fees that are considerably higher.


Financing

If financing is required, it is important to have a budget in mind and to get pre-approved from a bank for a construction loan.

What are payments terms?

Domino Prefab Payment Schedule:

 A $2500 non-refundable engineering deposit is required to begin the engineering process, which will be credited to the remaining balance once the home is ready for shipment from the factory. 

A 50% deposit for the home is due upon execution of the Purchase Agreement so that materials can be ordered, and production can be scheduled.

The remaining balance is due once the home is ready for shipment.
